FREDERICKSBURG VIRGINIA REAL ESTATE

Searching for homes in Fredericksburg, Virginia, can be confusing for anyone not from the Rappahannock Region. The mailing addresses of homes in the City of Fredericksburg, Spotsylvania County, and Stafford County all have a Fredericksburg, Virginia, mailing address. The easiest way to keep area searches simple is to use the Rappahannock River as a separating line between Stafford County, the City of Fredericksburg, and Spotsylvania County, with the City of Fredericksburg sandwiched between Stafford and Spotsylvania counties.


The biggest considerations when searching for a home in Stafford County, Fredericksburg, or Spotsylvania County come down to schools and commuting options. With a Virginia Railway Express commuter rail station (Fredericksburg Line) recently built near Routes 2 and 17, the commuter options (rail, commuter lots, vanpools, bus service, and slug lines) are less of a consideration for home buyers moving into the area. The schools are somewhat the same as well. Although Stafford County Public Schools are ranked 22 and Spotsylvania County Public Schools are ranked 58, the schools in the southern areas of Stafford County reflect nearly the same scores as schools in the northern parts of Spotsylvania County.

STAFFORD COUNTY, VIRGINIA REAL ESTATE

We moved from Manassas in Prince William County to the Hampton Oaks subdivision in 1991.  Stafford County Public Schools attracted us to live here and raise our family, where schools were considered among the best in Virginia.  Once we moved to Stafford County, we noticed Quantico Marine Corps Base gave local residents the benefit of living among United States Marines, federal law enforcement agents, and government contractors.  The citizens of Stafford County help make it a safe place to live between Woodbridge and Fredericksburg.  We also have high praise for the effective work of the Stafford County Sheriff’s Office and its proactive approach to law enforcement.  


Well-organized subdivisions with homeowner associations and amenities are found throughout Stafford County in all price ranges.  Single-family homes on 3+-acre lots and equestrian subdivisions are also spread across all parts of Stafford County.  These usually become the target of home buyers in Northern Virginia who require space.  Homes are usually priced between $400K and $600K. Homes on smaller lots (usually 25 acres) in planned subdivisions with 4-5 bedrooms on 3 finished levels are usually priced between $350K and $425K. We have enjoyed making Stafford County our home. We now live in the Liberty Knolls subdivision, directly across from Colonial Forge High School on Courthouse Road (Route 630).

SPOTSYLVANIA COUNTY REAL ESTATE

The Spotsylvania County real estate market is primarily composed of the neighborhoods surrounding Fredericksburg, which is south of the Rappahannock River, and subdivisions surrounding Lake Anna. The landmarks and points of interest listed here with each zip code best describe Spotsylvania County. We have listed the subdivisions in each zip code and the price range next to each community based on sold homes during the past 2 years.
